Program Conditions

1. Case Management
(a) It is a condition of this program that tenants be involved in case management. THEBA is funded by the Department of Community Services to provide Case Management which allows THEBA Incorporated, under the Supported Accommodation Assistance Program to offer subsidised rent. The tenant agrees to regularly meet with the assigned THEBA staff member and fulfill her case management support plan.
(b) Case Management Meetings are held weekly or as negotiated between tenant and a THEBA staff member
(c) Case Management plans are negotiated between the tenant and THEBA staff
(d) The tenant agrees to provide reasonable notice to THEBA staff should a change of time to case management meeting be required that being not less than 24 hours.
2. Violence
Violence of any kind, towards staff or in the share accommodation offered by THEBA Incorporated is not tolerated at THEBA.

THEBA Incorporated adopts a zero tolerance for violence in any of its business activities. THEBA is pro-active in developing the safest possible work and tenancy environment and utilises the Work Cover Community Services Safety Pack materials to identify and assess hazards and if practicable eliminate the risks. If that is impracticable, then THEBA works to control these risks in its working practices. Any matters arising from violence may be seen as a breach in your case management agreement with THEBA Incorporated.

Describing violent acts towards workers of THEBA Incorporated or towards people in the share accommodation environment that are not tolerated by THEBA Incorporated include:
• physical or sexual assault
• threats
• stalking
• ganging up, bullying and intimidation
• malicious damage to the property of staff, clients or the organisation.
• verbal abuse, in person or over the telephone
• written abuse
• discrimination (refer to clause no. 4)
• bullying and harassment
• spitting
• armed robbery

(a) The tenant agrees that the items listed above constitute violence
(b) The tenant agrees and understands that the service is funded by the Department of Community Services under the Supported Accommodation Project to provide safe housing for women vulnerable to the risk of homelessness and agree that perpetrating violence is a breach of this agreement to provide the program and services to them.

3. Discrimination and racism

(a) THEBA does not tolerate discriminatory or racist behaviour. This includes treating people unfairly due to cultural, ethnicity, race, culture, age, disability, sexual preference or beliefs.
(b) The tenant agrees that discriminatory and racist behaviour will be addressed and responded to by the workers at THEBA Incorporated. Should they not be resolvable THEBA will refer to this as a breakdown in the case management agreement and will not be able to offer the services and programs we are funded to do by the Department of Community Services under the Supported Accommodation Assistance Program.

4. Alcohol, other drugs

(a) Alcohol is permitted upon the premises if the tenant is of legal drinking age.
(b) It is recognized that should there be reason to believe a tenant has issue with drinking and or other drugs, as a Supported Accommodation service funded by the Department of Community Services to target behaviours that may put young women at risk of homelessness; such issues will be discussed at Case Management meetings.

5. Illegal and criminal activity

(a) The tenant agrees to not having illegal drugs, storage of or equipment associated to illegal drugs upon THEBA premises at any time
(b) The tenant agrees to not take part in any illegal activity in THEBA premises

6. Visitors and Guests to the premises

(a) The tenant agrees to give prior notice to the Co-tenant of any visitors intending to stay overnight
(b) The tenant agrees to have up to 2 overnight stays of guests. For example either one person twice or two people one night each. This rule applies to friends or partners.
(c) Such visits should not affect the cotenant and the tenant agrees to negotiated this to the approval of all tenants
(d) The tenant agrees to be present at all times when they have guests at the premises
(e) The tenant agrees to not give any keys to the premises at any time to any person.
(f) The tenant agrees to not allow other persons to reside/live at the property without the written permission of THEBA
(g) The tenant agrees to be responsible for the behaviour of guests they permit on the premises and that guests also abide by the terms of this agreement

7. Care of the premises
(a) If a resident damages anything internally or externally to the premises and contents, the tenant agrees to be responsible to fix, repair or replace the item.
(b) The tenant agrees to immediately report any damage to the THEBA office
(c) The Tenant agrees to be responsible for all damage Incorporated to the premises by themselves and their guests
(d) The tenant agrees to not remove any items supplied by THEBA Incorporated

8. Mediating role of THEBA Incorporated.
(a) Where required THEBA staff may play a mediating role in disputes and conflict resolution at properties

9. Pets
(a) Pets may be allowed. The decision is at the discretion of THEBA.
(b) The tenant agrees that THEBA is not responsible for the care of pets
(c) The tenant agrees to pay for cleaning of carpets on a regular basis and on leaving the premises

10. Going Away
(a) The tenant agrees to make arrangements for rent to be paid as per their tenancy agreement
(b) The tenant agrees to advise THEBA office of any absence of more than 2 days as a matter of safety and security for the staff at THEBA and the co-tenant in the share accommodation THEBA Inc. offers.

11. Additional Terms of Housing by THEBA Incorporated
(a) If the tenant breaches any program conditions THEBA Incorporated will be entitled to issue a 14-day notice to terminate the agreement
